Fee 12.5% + 2.5% VAT = 15%

Advise utility providers of change of address

Undertake property inspections every 6 months

Arrange routine repairs and instruct approved contractors

 

Tenancy Agreement & Notices £80.00 + £16.00 VAT = £96.00

At the start of the tenancy draw up and serve the relevant tenancy agreement and notices

 

Rent Guarantee & Legal Protection £129.00 including Insurance Premium Tax

Arrange 12 months cover for legal costs to evict tenants and loss of rent in event of a tenant default

 

Register Tenants Deposit (Every 12 months) £15.00 + £3.00 VAT = £18.00

Register tenant deposit with an approved government scheme and provide the tenant with the deposit certificate and prescribed information within 30 days of start of tenancy

 

Additional Property Visits £60.00 + £12.00 VAT = £72.00

To attend the property for reasons other than the six month property inspection

 

Submission of Non-Resident Landlord Receipts To HMRC £50.00 + VAT £10.00 VAT = £60.00

To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC

 

Renewal Fee £100.00 + £20.00 VAT = £120.00

Review rent in accordance with current prevailing market condition and advise landlord, negotiate with tenant, direct tenant to make payment change as appropriate, update the tenancy agreement,

serve section 13 notice if tenancy is on a rolling monthly basis

Agree with tenant check out date and time appointment, instruct inventory provider to attend, negotiate with landlord and tenant any disbursement of the security deposit, return deposit as agreed with landlord and tenant to relevant parties, remit any disputed amount to scheme for final adjudication, unprotect security deposit, instruct contractors, obtain quotes, organise repairs or replacement of any broken or missing items
