Referencing & Legal Paperwork

Once an applicant (or group of applicants) has made an acceptable offer in principle (subject to contract), we then take up references to ascertain their suitability as tenants. We currently use a specialist company to carry out this procedure. We can normally have a written referencing report within a few days. We send you a copy of these references for your approval. If this is acceptable, we then produce a tenancy agreement in line with the terms agreed and send it out to you for signature. Our tenancy agreement is up to date and in line with all regulations and tenancy law. The contract you sign is called the ‘original’ – the tenants sign an identical version called the ‘counterpart’. We supervise the correct signing procedure with the tenants and normally take the tenants move-in money at this point. Once the tenancy has moved in, we exchange the contracts and send out the copy contracts to all parties – keeping the original signed copies on our files.
