Landlord Check List

1. Select a proper qualified letting agent

2. Obtain lenders approval to Let

3. Seek quotations for Landlords Buildings & Contents Insurance

4. Tax – speak to your accountant or local tax office (NRL1 where applicable)

5. Select service required from agent

6. Complete any works required (as recommended by your agent)

7. Utility Bills – close off accounts from the last day you are in residence (unless you wish to maintain a supply for heating during winter months if being left empty)

8. Organise a re-direction of post to your new address

9. Keys – sufficient number for number of tenants

10. Gas Safety Record

11. Electrical Appliance/Wiring check

12. Inventory – List of condition/Check-in/Check-out

13. Legal/Rent Guarantee Insurance?

14. Tenant welcome pack (guide to your property with instruction manuals etc)
